Abstract: Gated residential complexes as part of the real estate management business and the implementation of internal order regulations are rapidly entering our society. This article analyzes the legal framework and human rights compliance of restrictions imposed through internal order regulations in gated residential complexes.The types of restrictions, their admissibility under Bulgarian and European law, as well as potential violations of fundamental rights are examined. The article identifies controversial clauses in the internal order regulations that can be challenged in court, and offers guidelines for balancing the management of the complex and the protection of the rights of residents.
